Terms & Conditions

Cunningham Roof Surveys provides roof inspections, condition reporting, aerial imagery and Property Marketing Packs. The agreed service, scope, deliverables, price and expected timescale will be confirmed in writing before work begins. Anything not included in the agreed quotation is excluded unless agreed separately in writing.

Property Marketing Packs may include photography, floor plans, image editing and other agreed marketing materials. They are not building surveys, valuations, EPCs or guarantees of property condition, sale or letting performance. Floor plans are approximate and must not be relied upon for construction, valuation or legal purposes. The agreed deliverables will be confirmed before the appointment.

The client must provide accurate property information, suitable access and authority for the inspection or photography to take place. Occupants should be informed and any known hazards or restrictions disclosed beforehand. Inadequate access or information may limit, delay or prevent the service, and reasonable additional costs may apply.

Consumers booking remotely generally have 14 days from the contract date to cancel. If you ask us to start within this period, you must pay for work completed before cancellation. The right ends once the service is fully performed with your prior agreement and acknowledgement.

After this period, and for business bookings, please give at least 24 hours’ notice. Reasonable late-cancellation costs may apply.

Survey reports are prepared solely for the named client. No other person may rely upon a report without our prior written agreement. We accept no responsibility for decisions made by an unauthorised third party relying on a report or extract from it.

We will provide our services with reasonable care and skill. Nothing in these Terms excludes liability that cannot legally be excluded, including liability for fraud, death or personal injury caused by negligence, or statutory consumer rights.

Subject to this, we are not responsible for concealed defects or matters outside the agreed scope, or for losses caused by inaccurate information supplied by the client or unauthorised third-party reliance.

We are not responsible for delays caused by circumstances beyond our reasonable control, including severe weather, airspace restrictions, emergencies, unexpected access restrictions or service outages. We will notify the client and rearrange or refund any affected service that has not been performed, where appropriate.

Roof surveys are visual, non-invasive inspections of areas that can be safely and lawfully observed at the time. We do not open up the building, move fixed materials or guarantee that every defect will be identified. Concealed, intermittent or inaccessible defects may require further specialist investigation.

Drone operations are subject to weather, airspace, site conditions, privacy, safety and legal restrictions. We may change the flight plan, use an alternative inspection method or postpone the appointment where flying would be unsafe or unlawful. Drone access to every area cannot be guaranteed.

Prices and payment terms will be confirmed before booking. Unless otherwise agreed, invoices are payable within 14 days. We may require advance payment and may withhold reports, images or other deliverables until payment is received. Additional work outside the agreed scope will be agreed and charged separately.

Survey reports reflect the conditions observed on the inspection date and our professional opinion within the agreed scope. They are prepared for the named client and stated purpose. Reports are not warranties and do not replace further specialist advice where this is recommended.

Copyright in reports, photographs, floor plans and other materials remains with Cunningham Roof Surveys. Once full payment is received, the client receives permission to use the materials for the agreed purpose.

Property Marketing Pack materials may be used to advertise the identified property through estate agents, property portals, websites and social media. Resale, use for another property or materially misleading alteration requires written permission.

We maintain insurance appropriate to the services we provide. Evidence of current cover may be supplied on reasonable request.

Any concerns should be raised promptly so that we have a reasonable opportunity to investigate and, where appropriate, resolve the matter. We will deal with complaints fairly and within a reasonable timeframe.

These Terms are governed by the laws of England and Wales. Any dispute will be subject to the jurisdiction of the courts of England and Wales, subject to any mandatory consumer rights.

Updated Terms will apply to future bookings. The version in force when your booking was confirmed will continue to govern that contract unless otherwise agreed or required by law.
